The upper floors include both residential condos and Ascott-managed Citadines hotel units.

The project is freehold, and units come with hard title deeds. Paid facilities include a sky bar overlooking the river, Chinese and Western restaurants, cafés, sauna and steam rooms, spa services, a private cinema, a library, children’s playroom, executive lounge, banquet hall, and shared office spaces. The building also has underground parking from levels -2 up to the ground floor, four elevators, and a security system with CCTV and 24/7 security staff.
Location and Accessibility
Vue Aston is on Koh Norea Island, an area that is seeing ongoing infrastructure and urban development. At the moment, it has reasonable access to central Phnom Penh using existing roads, and future planned bridges are expected to improve connectivity further. By car, it’s around 10 minutes to NagaWorld Casino and Riverside, and about 7.3 kilometers from the Royal Palace.
For day-to-day needs, residents are close to The Ground Market (about 3 minutes away), Park Community Mall (around 10 minutes to the south), and AEON Mall, which can be reached in about 10–15 minutes by crossing the bridge. The Canadian International School is also nearby, which may appeal to families. Techo International Airport is roughly 24.4 kilometers from the project.
Investment Metrics and Returns
The project has reached around 75% sell-through and about 94% construction completion based on recent figures. For investors, estimated annual rental returns are in the range of about 5–9%. Earlier buyers were offered guaranteed rental returns totaling 35% over 5 years, which works out to around 7% per year.
Entry prices started from around $72,000 for studio units and go up to about $474,554 and above for larger four-bedroom units. In general, pricing tends to fall between roughly $2,000–$3,000 per square meter, depending on the unit type, size, and position in the building.
