UC88 Tower is a 46-story mixed-use development located in BKK1, one of Phnom Penh’s most prime neighborhoods. The project combines residential units, hotel residences managed by Wyndham Hotels & Resorts, and office space all in the same building. It’s developed by UC Group, a local real estate company that’s completed several other projects in Phnom Penh.
Where It’s Located
UC88 sits right on Street 322, next to Monivong Boulevard in BKK1. This location is considered to be prime real estate due to all its embassies, international schools, restaurants, shopping, and corporate offices. The land itself is about 1,141 square meters, and property values in this area typically run between $4,500-$9,000 per square meter.
The Building Itself
The tower has 46 floors with 459 total residential and commercial units. It’s built with reinforced concrete, steel, and glass, and has eight elevators to move people around efficiently. The construction topping out ceremony marked its highest point in November 2023, with handover expected to start in late 2025 through mid-2026 depending on the unit type.
The tower has luxury penthouse options, including four-bedroom units and ultra-premium duplex penthouses that can go up to several million for the biggest floor plans.
All units come with freehold title, meaning foreigners can own it outright permanently.
What’s Inside the Units?
Residential units come with kitchen appliances and quality finishes. Most are either fully furnished or come with partial furnishings ready to move into or rent out immediately. Units have nice ceiling heights (2.8-3.05 meters) and big windows, so you get plenty of natural light. Higher floor units offer really nice city views, especially looking toward the Mekong River.
Office Space (Lohas Office)
About 24 floors (5th to 29th) are dedicated to office space called ”Lohas Office,” inspired by Silicon Valley tech company layouts.
- Tall ceilings: 3.8 meters between floors, which feels open and spacious for an office environment
- Flexible sizing: Three office types ranging from 35 to 107.73 square meters, so you can get a small executive office or a bigger collaborative space
- Lifestyle focus: These floors include sports facilities, leisure areas, and lifestyle amenities alongside traditional office work, so it’s not just cubicles and conference rooms
Cool Amenities
The building has a lot of perks, mostly on the upper floors and rooftop:
- Rooftop infinity pool and Jacuzzi with city views, plus an outdoor hot spring bath and sauna
- Sky gym fully equipped with modern fitness equipment on the upper levels
- Sky bar on the 46th floor with 360-degree views including the Mekong River
- Restaurants and bars including all-day dining, fine dining, and a wine/whisky/cigar bar
- Business amenities like meeting rooms, function spaces, business centers, and a fancy lobby with face recognition security
- Parking in covered garage levels B1-B3 and floors 2-3A
- 24/7 security and concierge plus modern building systems like fire detection and backup generators
The Hotel Management Part
Some of the units at UC88 are managed as hotel residences by Wyndham Hotels & Resorts, one of the world’s biggest hotel companies running over 9,300 properties. This means professional hotel operations and housekeeping, plus your unit gets listed on booking platforms worldwide, which helps with rental potential.
Rental Income Opportunities
If you’re buying as an investment, UC88 offers structured Guaranteed Rental Return (GRR) programs:
- 3-year commitment: About 24% total return (~8% annually)
- 5-year commitment: About 30% total return (~6% annually)
- 10-year commitment: About 60% total return (~6% annually)
With these programs, the developer guarantees your income regardless of whether units actually rent out or not. Wyndham handles finding tenants, maintenance, and all operations. If you don’t use the GRR program and rent it yourself, market rates are expected to be around 7-8% annually for studios and one-bedroom units.
Developer Track Record
UC Group, the developer, is a local company that’s successfully completed other Phnom Penh projects like The View, Golden One, 88 Residence, and 777 Tower. They know the local market well and have shown they can execute large mixed-use projects.
Where Are Things At?
As of November 2025, construction is moving along well, with handovers expected to start in late 2025 through mid-2026. The building reached its structural completion (topping-off) back in November 2023, so it’s not like it’s a distant future project—it’s actually moving toward completion now.
