Description

Real Hope Condo is a mid- to high-rise mixed-use tower in Sangkat Boeng Trabaek, in the inner-city area of Phnom Penh. It sits just off Mao Tse Toung Boulevard and close to Monivong Boulevard, so it’s effectively on the fringe of BKK1 while still being inside Boeng Trabaek’s quieter neighborhood streets.

The project occupies a plot of roughly 22 m x 30 m and rises to about the mid-20s in storeys. The developer’s own materials describe a 26-floor building, while some agency listings refer to 27 floors, the difference usually comes down to how ground and rooftop levels are counted. The tower is developed by Hor Teng Investment Co. Ltd. and is held under hard title, freehold ownership.

Location and neighborhood

Boeng Trabaek is a central, increasingly dense urban neighborhood that mixes traditional shophouses, older villas, mid-rise apartments and newer condo towers. It’s a lively area with both residential and commercial uses, local markets, cafés and everyday services all within walking distance.

From Real Hope Condo you can reach BKK1, Russian Market (Toul Tompoung) and the traditional city center within a short drive, thanks to the direct connections via Mao Tse Toung and Monivong. This makes the building practical for people who want to be near office districts, international schools and established expat areas, without paying BKK1-level land prices.

Administratively, Boeng Trabaek is now a sangkat under Khan Boeng Keng Kang after Phnom Penh’s district reforms in 2019, but is still described under the older Chamkarmon district label.

Building overview and layout

Real Hope Condo is a compact high-rise on a small urban site, with a total built area of around 14,700 sqm (about 570 sqm per floor). The structure is organized roughly as follows:

  • Lower floors are dedicated to parking and office space.
  • Mid-level floors include additional offices and, according to project information, a block of hotel-type floors between the 13th and 17th levels.
  • Upper floors are purely residential, with approximately 231 condo units from about the 10th to the mid-20s floors.

The building has two passenger lifts, ground-level motorbike parking and around 120 car parking bays, which equates to just over half of the total number of units which is typical for an inner-city Phnom Penh condo. The developer highlights a building height of about 93 m and notes that the structure is in a non-flooding area of the city, which is relevant given Phnom Penh’s seasonal rains.

Construction started around 2020 and handover began in September 2022, and final completion in 2024, suggesting that the main structure and units were delivered earlier with additional fit-out and facilities work continuing afterwards.

Unit mix and typical sizes

Real Hope Condo is primarily a residential project with small to mid-size units designed for singles, couples and small households. The overall unit mix focuses on three main categories:

  • Studios: Net floor areas typically around 29–35 sqm, with gross sizes (including common areas) roughly in the 38–45 sqm range.
  • One-bedroom units: Net area of about 50 sqm and gross area around 65 sqm, often marketed with layouts that separate bedroom and living space more clearly for longer stays.
  • Two-bedroom units: Net areas around 54 sqm and gross sizes in the low-70 sqm range; the developer website also shows a sample two-bedroom at about 76 sqm.

Across these categories, units are presented with modern finishes, built-in wardrobes and compact open-plan kitchens. Some listings mention floor-to-ceiling style windows and city or pool views on higher floors, which is typical for this class of Phnom Penh condo.

Facilities and shared spaces

Real Hope Condo is set up with a standard set of mid-range condo facilities aimed at residents who want an all-in-one building rather than using outside gyms or pools. Key shared areas include:

  • A rooftop or upper-level swimming pool, with views over the surrounding Chamkarmon/BKK corridors.
  • Fitness center / gym.
  • Steam room, sauna and a sky-bar or sky lounge space.
  • Additional amenity spaces highlighted by the developer such as a rooftop lounge, community event areas, restaurant and café corners, business center functions and general parking facilities.

From an operational standpoint, the building offers 24-hour security, CCTV, lift access, and backup power via an automatic generator system, so core services stay online during grid outages.

Ownership, developer and positioning in the market

According to project-level documentation, Real Hope Condo is held under hard title and is fully freehold, which is the structure most foreign buyers look for when purchasing strata units in Phnom Penh. The developer, Hor Teng Investment Co. Ltd., positions the building as an urban condo with a mix of residential, office and hospitality components rather than a purely residential tower.

The project is already in the “completed and trading” stage rather than off-plan. Because of its size and unit mix, Real Hope tends to sit in the mid-market segment: more modern and amenitised than basic walk-up apartments, but more compact and price-sensitive than larger luxury developments in the immediate BKK1 core.

Everyday living considerations

Day-to-day, residents of Real Hope Condo are living in a dense but convenient part of inner Phnom Penh. Boeng Trabaek’s mix of local markets, small restaurants, cafés, clinics, schools and services means most basic needs can be met close by, while the main boulevards connect quickly to BKK1, the riverside and other business districts.

Because the building also includes office floors and hotel rooms, there is likely to be a steady flow of people in the common areas, something potential residents or investors may want to factor in when comparing it with purely residential condos. On the other hand, the non-flooding designation and backup power arrangements are practical advantages in a city where seasonal flooding and outages are recurring issues.
