Olympia City is a big mixed-use project that combines condos, offices, retail, dining, and medical and education services in one place. It’s in Khan 7 Makara, right in the middle of Phnom Penh, just north of the National Olympic Stadium, which can host up to 50,000 people.

Olympia Hotel by Dara – A 9-floor hotel with around 166–168 rooms. It includes an outdoor pool, spa, gym, restaurant, and bar, and caters to both business and leisure guests.
Olympia Medical Hub with Intercare Hospital – An 11-floor medical center that provides general and specialist consultations, 24/7 emergency care, imaging, lab tests, physiotherapy, vaccinations, maternity services, and inpatient and outpatient care. It opened in October 2020 and is operated by Intercare Hospital.
Canadian International School Preschool Campus – A preschool campus within Olympia City that is part of the Canadian International School of Phnom Penh. It follows the Alberta (Canada) curriculum and serves children from nursery through early years.
Office Space – The project also includes several office towers with Grade B commercial space, such as The Fortune Tower (C7). Offices typically range from about 100 to 183 sqm and are available for lease.

Nearby institutions: There are several international and local schools in and around the area. Alongside the CIS preschool on-site, families have additional schooling options within a short drive.
Growing commercial activity: Khan 7 Makara is seeing steady development with more restaurants, cafés, entertainment spots, and retail outlets opening. Housing costs are generally lower than in Daun Penh and BKK1 but still offer convenient access to similar amenities.
Ownership and Financing
Olympia City is a long-term leasehold, meaning buyers can’t own the property outright. This is one of the few leasehold properties in Cambodia’s condominium market.
The developer has previously provided financing options, including loans of up to 95% of the property value for SOHO and office units, with possible terms up to 25 years. For residential condos, down payments have started from around USD 3,000, with loan options available up to roughly 85% of the property value, depending on the arrangement.
