Description
Embassy Residences Condominium is a low-density, mid-to-high-rise condo building in Khan Chamkarmon, Sangkat Tonle Bassac, set just off Norodom Boulevard on Street 41 (often described locally as the “Embassy District” side of Tonle Bassac). The project was completed in 2017.
Note: This is not the same project as Embassy Central (which is in a different area and is a separate development).
Where it sits and what that means day-to-day
Tonle Bassac is one of Phnom Penh’s most established “central” neighborhoods for expats and professionals because it connects quickly to BKK1, riverside areas, key offices, and lifestyle hubs like AEON Mall Phnom Penh (AEON 1) and Koh Pich (Diamond Island). Embassy Residences is positioned in the southern side of Norodom Blvd / Tonle Bassac area, which tends to feel a bit more residential than the busiest parts of BKK1, while still being close to restaurants, cafés, and services.
From a practical standpoint, this location usually works well if you want to be close to central Phnom Penh without being right inside the densest traffic zones all the time. The trade-off is that some streets in Tonle Bassac (including the smaller side streets) can be narrower and more local-feeling—great for privacy, but not always ideal for heavy drop-off/pick-up traffic at peak times.
Building profile (scale, density, parking)
Embassy Residences is an 18-storey condominium with 85 units, which is relatively small compared with many newer mega-tower projects in Phnom Penh. That lower unit count often translates into a quieter building and less “hotel-style” crowding in common areas, but can also mean fewer shared facilities than the biggest complexes.
Parking is a real point to check in Phnom Penh condos, and Embassy Residences has multiple basement levels (4 basements / underground parking levels) for resident parking. In day-to-day use, that matters because street parking in Tonle Bassac can be limited, and covered parking is usually a big plus for both owners and tenants.
Unit mix and layouts (what’s common here)
The building’s unit mix ranges from suites and 1-bedroom homes up through larger multi-bedroom residences, duplexes, and penthouses. Sizes can vary widely depending on layout, floor, and whether you’re looking at “net” vs “gross” measurement methods.
A helpful way to think about it:
- Smaller formats: suites / 1-bedrooms typically start around ~50–74 sqm depending on the specific unit and measurement basis.
- Family-sized units: 2- and 3-bedroom units can jump into the 100+ sqm range and beyond (some layouts are much larger).
Amenities and building services (what you can expect)
Embassy Residences focuses on a practical set of facilities rather than a huge resort-style amenity deck. Typical onsite features include:
- Rooftop swimming pool (commonly described as rooftop / infinity-style)
- Fitness center / gym
- Children’s play area / playroom
- Reception / lobby service
- Security systems (commonly listed: CCTV, controlled access concepts)
- Fire safety systems (alarm + sprinkler system referenced)
- Passenger lifts (commonly listed as 2 lifts)
One of the “value” features people care about in this part of town is the view potential. The building is commonly marketed with Tonle Bassac River / Diamond Island / skyline-facing views, and many units include balconies. Views vary heavily by direction, floor, and what future construction happens nearby.
Ownership and buyer considerations (Cambodia-specific, but practical)
Units at Embassy Residences are under strata titles, which is the standard ownership format that supports foreign ownership in Cambodia. In real transactions, you still want to verify the title status for the specific unit (and whether it’s already issued and transferable), but “strata title” is commonly associated with this project in the resale market.
Operating costs are also part of the real cost of ownership. Fees can change over time and sometimes differ by unit type, so treat any quoted number as a reference point and confirm the latest rate directly with one of our agents for the exact unit you’re considering.
Who this building tends to fit best
Because it’s a smaller building in a very central, practical neighborhood, Embassy Residences generally makes sense for:
- Professionals who want Tonle Bassac / BKK1 access without living in the busiest blocks
- Tenants who prioritize location + privacy over mega-project amenities
- Owners who value covered parking and manageable building scale
It may be less ideal if your priority is a huge facility set (multiple pools, co-working floors, big sky gardens, retail podium, etc.). This building is more “straightforward condo living” than “all-in-one lifestyle complex.”
Quick orientation note (to avoid confusion with Embassy Central)
If you’re checking maps or asking tuk-tuks, the easiest way to keep it clean is: Embassy Residences = Street 41 off Norodom Blvd, Tonle Bassac (Chamkarmon). Embassy Central is a different project and shouldn’t be mixed into the same shortlist.
