Embassy Central is a 25-story condo building on Street 352 in BKK1, Phnom Penh. It was developed by Urbanland Asia and completed in 2019. The building has a little over 100 residential units (around 116–119 units) with a mix of 1, 2, and 3-bedroom apartments. The design was done by HKA and the project has received recognition in the region for its high-rise residential design.
Embassy Central is built around a simple idea: bringing more greenery and natural light into vertical city living. At the heart of the building is a 25-story open central atrium with climbing vines and plants that help soften the space and allow light and air to move through the tower.
On top of that, there are three sky gardens at different levels. The East Garden is more suited to mornings and has views out towards the river, so it’s often used for quiet time, stretching, or casual catch-ups. The West Garden works better in the late afternoon and evening, giving residents a place to relax and watch the sunset. Altogether, these shared green areas are designed to give residents some outdoor space without leaving the building.
Unit Types and Interior Features
Embassy Central has three main types of units:
1-bedroom
2-bedroom
3-bedroom apartments
Layouts are open-plan, with living, dining, and kitchen areas designed to feel bright and easy to move around in. 1-bedroom units start from around $199,000, with prices and sizes varying by floor and layout.
Inside, units generally come with fitted kitchens and built-in storage. Many units are equipped with imported European-brand kitchen systems and appliances, built-in wardrobes in the bedrooms, and modern bathroom fittings. Flooring usually combines tile in the main living areas with wooden flooring in certain bedroom types.
For comfort, units are set up with concealed or wall-mounted air-conditioning in living rooms and bedrooms, plus water heating for bathrooms. The overall interior style leans towards clean, functional, and modern city living.
Amenities and Common Areas
Residents have access to a range of shared facilities within the building. The main amenity floor includes an infinity pool with a sun deck and a gym fitted with standard fitness equipment and changing rooms.
Other shared spaces include:
Sauna
BBQ deck with outdoor dining area
Multi-function room for small events or gatherings
Children’s playground
Yoga and meditation garden
Parking is comparatively generous. Embassy Central has six basement levels of parking, providing spaces for residents’ vehicles.
Building Management and Security
The building runs with 24-hour security and a staffed front desk. Residents use card-access systems to enter and operate the elevators. There are two main lifts plus an emergency stairwell.
On-site management and maintenance teams handle daily building operations, common area upkeep, and basic resident support, helping keep the property running smoothly.
Location and Neighborhood Context
Embassy Central is located in BKK1, one of Phnom Penh’s most central and established districts. The area has a mix of residential, office, and lifestyle spaces and is popular with both local professionals and expatriates. It sits close to major roads like Sihanouk Boulevard and Norodom Boulevard, making it relatively easy to move around the city.
Day-to-day living is convenient. The neighborhood is full of cafes, restaurants, and small eateries offering both Cambodian and international food. There are several schools and learning centers in and around the area, including international schools within a short drive.
For shopping, residents have access to nearby supermarkets, convenience stores, and malls. Options include supermarkets like AEON MaxValu and various 24-hour mini-marts, plus shopping centers such as Chip Mong Noro Mall and Lucky Pavilion. Major city landmarks like the Royal Palace, riverside area, and larger malls are generally within a short driving distance, and Phnom Penh International Airport is reachable by car within typical city travel times.
BKK1 also hosts a number of embassies and international organizations, which adds to the area’s international and diplomatic character.

Design Philosophy
Embassy Central’s design focuses on making high-rise living feel a bit more connected to nature. The vertical green spaces and central atrium are meant to bring plants, fresh air, and filtered natural light into the building instead of keeping everything sealed off.
This “green” approach is not only visual; it also supports airflow and can help with temperature control and energy use. Overall, the project aims to balance modern city living—elevators, basement parking, pool, and gym—with calmer green spaces that give residents small breaks from the density of urban life.
