De Castle TK-83 is a 10-story condo building on Street 315 in Boeung Kak I (Sangkat Boeng Kak I), Khan Toul Kork. There are 84 units in total, and the project was completed in 2009 after launching in 2007, so it’s one of the earlier condominium developments in Phnom Penh. The building is mixed-use, with residential units above and some commercial spaces on the ground floor, so you get a bit of daily activity at street level.
What Units are Available
There are two main unit types in De Castle TK-83.
One-bedroom units are around 60 sqm, while two-bedroom units range from about 75 to 105 sqm. Most units come fully furnished, which can be convenient if you’re looking for something ready to move into or rent out. The building fronts the main road, so it’s easy to access shops, services, and transport nearby. Ownership is on a freehold basis, which means you’re buying the unit outright rather than on a lease.
Amenities and What the Building Offers
The building comes with a standard set of practical facilities. Residents can use the swimming pool, gym, sauna, and kids’ play area. There is 24-hour security, parking for residents, and a small shop on the ground floor for basic needs. If you work from home or need a quiet place to get things done, there’s also a coworking area in the building that you can use as an office-style space.
The Toul Kork Location and What It Means
Toul Kork, which translates roughly to “Dry Hill” in Khmer, is a district in northwest Phnom Penh that has grown a lot over the last 15 years. It started out mostly residential but has gradually turned into a busier mix of homes, offices, shops, and commercial centers. Today, it’s considered one of the more popular residential areas in the city, after districts like Chamkarmon.
In terms of getting around, the location is quite practical. Riverside is about 10 minutes away by tuk-tuk, and BKK1, one of Phnom Penh’s main business and lifestyle areas, is roughly 15 minutes away. Major roads like Russian Boulevard and Mao Tse Tung Boulevard run through or near Toul Kork, which makes it fairly straightforward to move between different parts of the city. Compared to a decade ago, the roads and general infrastructure in this area have improved a lot.
Neighborhood Character and Amenities
Boeng Kak, where De Castle TK-83 is located, has changed quite a bit over the last decade and a half. The former Boeng Kak Lake area has been filled in and redeveloped into a mix of residential and commercial projects, bringing in more construction, businesses, and services.
For day-to-day living, Toul Kork is quite convenient. TK Avenue is one of the main nearby lifestyle spots, with restaurants, retail shops, a supermarket (Lucky Supermarket), and a cinema. There’s a mix of local eateries and international options, including well-known fast-food and coffee chains. The area is also close to a number of schools, which has helped make it popular with both expat families and middle to upper-income Cambodian residents.
The neighborhood is more about everyday living than nightlife. You’ll find some local entertainment like karaoke places and family-style restaurants, but if you’re looking for a more active nightlife scene, areas like BKK1 or Tonle Bassac are a short ride away.
Who Lives Here
De Castle TK-83 has a mix of residents, with a noticeable number of foreigners, expats, professionals, and international families, living in the building. That gives the place a bit of an international feel, and English is commonly used. At the same time, more Cambodian residents have been moving into the area as Toul Kork continues to develop and become more established as a mid- to upper-market neighborhood.
