There are three three-bedroom layouts at Citadel Manor, all on the premium residence floors:
Premium Residence — Floors 29–32 (4 units per floor)
All three layouts share a similar configuration – 3 bedrooms with a long, curved facade that follows the building’s shape. The size differences between the three types are modest (roughly 6 m² between the smallest and largest), so the practical difference will come down to the specific room dimensions and the position on the floor plate rather than a noticeable difference in overall space.
On the premium floors, Unit O sits alongside two two-bedroom units (K and L) and one one-bedroom unit (J), for a total of just 4 units sharing each floor.
A note on the gross-to-net ratio: the developer states approximately 70% of the gross area is net livable space (a 30% common area share). This means the estimated net areas are roughly 167 m² for O3, 169 m² for O2, and 172 m² for O1. We have not independently verified this ratio. For comparison, most three-bedroom condos in central Phnom Penh sit in the 100–150 m² net range, so all three Type O layouts are on the generous end.
Three-Bedroom Unit Pricing
The 3-bedroom unit entry prices start from $538,014 for the smallest three-bedroom unit, with per-square-metre pricing starting at approximately $2,252/m² based on gross area. Given the 239–246 m² gross area and the premium floor position (29–32), the entry price point is significantly higher than the one- and two-bedroom units.
Three payment plan options are available, all with 0% interest on the installment portion:
30/70: 30% down, 70% over 36 months
50/50: 50% down, 50% over 36 months
85/15: 85% down, 15% over 36 months
Higher down payments receive larger discounts from the developer.
Who Is This 3-Bedroom Unit For?
A 240+ m² three-bedroom on the 29th to 32nd floor of a mixed-use building in TTP is a specific product for a specific buyer. This isn’t a volume rental play like the one-bedroom units on the hotel floors below.
The most natural fit is an end-user: a family or a professional who wants a large, fully furnished home in a well-serviced building with extensive amenities, without the price tag of a landed property. The premium floor position means fewer neighbors, better views, and distance from the hotel activity on the lower floors.
From an investment perspective, three-bedroom condos in Phnom Penh generally have a smaller tenant pool than one- or two-bedroom units. The tenants who do rent at this level tend to be corporate relocations, diplomatic staff, or families on longer-term assignments, which can mean stable, longer leases, but it takes more time to find the right tenant. Rental yields in percentage terms will also be lower than the smaller units simply because the purchase price is higher relative to the rent achieved.
