Casa by Meridian is a high-rise mixed-use condominium development on Koh Pich (Diamond Island), within Sangkat Tonle Bassac, Khan Chamkarmon, Phnom Penh. It’s developed by MDHK Property / Meridian International Holding and consists of two towers of about 33 storeys each with roughly 500 residential units, plus retail and office space at the podium levels. Launched around 2014 and completed in 2017, it sits on a land plot of about 4,980 sqm with a gross floor area of more than 63,000 sqm, positioning it as one of the larger condo projects on Diamond Island.
The project is sometimes referred to as “Casa Meridian” or “Casa Meridian Residence.” Casa by Meridian is the overall condo and mixed-use complex, and Casa Meridian Residence is the serviced residence component operated within the same building.
Location and Surroundings
Casa by Meridian is located on Diamond Island (Koh Pich), at the junction of the Tonle Sap and Mekong rivers, within the Tonle Bassac district. The immediate area has developed into an upper-middle to high-end residential and commercial hub, with a mix of condominium projects, embassies, international schools, and event venues.
From the project it’s a short drive to AEON Mall 1, the Independence Monument, the BKK1 café and restaurant district, and central business areas along Norodom and Monivong boulevards. Canadian International School’s Koh Pich campus, Koh Pich Convention and Exhibition Centre, and various riverside parks are all nearby, which makes daily errands and leisure activities relatively convenient.
Access is mainly via the Koh Pich bridges linking the island to Tonle Bassac and central Phnom Penh. Traffic is usually manageable but can be heavier when there are events, exhibitions or festivals on the island. The broader Tonle Bassac area is still evolving, so there is ongoing construction in the neighbourhood alongside the more established developments.
Architecture and Design
The development is designed as twin towers with a central “void,” giving the building a distinctive profile on the Diamond Island skyline. The developer describes the form as inspired by an ancient spade coin, with the opening between the towers interpreted as the “Dragon’s Gate” in Feng Shui – symbolically inviting positive energy from the Mekong River.
Externally, the towers use a mix of glass, metal and light-coloured cladding, with large vertical lines and a stepped crown. Inside, units follow a modern, minimalist style with raised ceiling heights and layouts that try to maximise usable floor space. Neutral, earthy colours are common in flooring and cabinetry, and most units come with large windows and balconies designed to take advantage of river and city views.
The lower podium floors accommodate retail and commercial space, while landscaped terraces and leisure decks are integrated at podium and mid-level floors to soften the high-rise feel of the building.
Unit Mix and Sizes
Casa by Meridian offers a broad mix of unit types, from compact studios up to large three-bedroom layouts and a small number of special configurations:
- Studio and “mini” units around 31–47 sqm
- One-bedroom units roughly 39–74 sqm
- Two-bedroom units roughly 74–207 sqm
- Three-bedroom units roughly 261–421 sqm, with some large corner layouts over 200 sqm
Typical layouts use an open-plan living and dining area, often with the kitchen running along one side or tucked into a galley layout. Bedrooms usually have large windows and many units include at least one balcony. Listing data for resale units shows that even smaller one-bed and two-bed units often have floor-to-ceiling glass and balcony access from the living room, which helps bring in natural light and views.
On the upper floors, parts of the building are operated as Casa Meridian Residence — a serviced residence component with around 75 fully furnished units ranging from studios to three-bedroom apartments, designed for short- and long-stay tenants.
Facilities and Shared Spaces
Casa by Meridian is positioned as a full-facilities condominium. Across the podium and mid-level floors you’ll typically find:
- Outdoor swimming pool with deck areas and views over the island and city
- Fitness centre / gym and dedicated yoga or exercise rooms
- Children’s play room or play area
- Sauna and other basic wellness facilities
- Landscaped gardens and sitting areas on the ground and 4th floors
- Co-working or residents’ lounge / business centre spaces
These are described by the developer and by multiple building profiles.
Car parking is provided across two basement levels plus additional parking at ground level, with roughly 200 bays recorded in some profiles, which is moderate but not excessive given the total unit count.
Standard condominium services include 24-hour security, CCTV coverage, multiple lifts in each tower, on-site management, and back-up power.
Services and Management
The serviced residence component (Casa Meridian Residence) operates more like a hotel or aparthotel, with housekeeping, reception, Wi-Fi and access to the shared facilities included in the package, targeting business travellers and long-stay expats. Management for this section has been linked with international operators such as The Ascott Limited in earlier phases.
For the privately owned condo units, building management typically covers upkeep of common areas, facilities, security, and basic services. Listing information often notes that the monthly management fee is included in advertised rents, which is useful for buy-to-let investors looking at net yield.
Neighbourhood and Lifestyle
Diamond Island has been planned as a more master-planned extension of central Phnom Penh, with wide roads, promenades, event spaces and a focus on mid- to high-end residential projects. From Casa by Meridian, residents can walk or take short drives to:
- AEON Mall 1 and other retail centres in Tonle Bassac
- International schools such as Canadian International School
- Embassy cluster around Norodom Boulevard
- Riverside parks, leisure areas, and riverside dining on the island
These points are reflected in multiple agency descriptions of the area.
At the same time, it’s worth noting that Koh Pich is still a relatively newly built area. While it offers modern infrastructure, it can feel quieter and more “planned” compared with older districts like Daun Penh or central BKK1, and the level of street-level activity depends heavily on events and the occupancy rate of nearby projects.
Ownership, Titles and Market Position
Units in Casa by Meridian are sold on a strata-title basis. This structure is the standard condo ownership format in Phnom Penh and is generally compatible with foreign ownership rules (subject to the usual Cambodian condominium restrictions, such as quotas and ground-floor limitations).
Market data from Knight Frank indicates typical sale prices historically in the range of around US$2,000–4,000 per sqm, with indicative rents around US$20 per sqm, although actual pricing varies by unit type, floor level, view and fit-out. Earlier marketing from some platforms also suggested target rental returns of around 6–7% at launch, but real-world yields will depend on entry price, operating costs and vacancy.
The buyer and tenant mix is described in some sources as mainly Chinese and Taiwanese, plus local Cambodian and other expat residents, using the property both as a primary residence and as an investment unit.
Who Casa by Meridian Suits
In practical terms, Casa by Meridian tends to suit:
- Residents who want modern condo living with on-site facilities and relatively easy access to the city centre and AEON Mall
- Tenants and owners who value river and city views and don’t mind being on a newer, master-planned island rather than in older inner-city streets
- Investors looking for a relatively established project (completed 2017) in the Tonle Bassac / Diamond Island corridor, rather than an off-plan or early-stage development
Because the building is already completed and has been in operation for several years, prospective buyers or renters can usually inspect actual units, common areas and occupancy levels instead of relying only on brochures. This helps with assessing long-term maintenance, noise levels, quality of finishes and the real feel of the community.
