Bodaiju Residences is a condo community in Sangkat Kakab, Khan Por Sen Chey, Phnom Penh, set along Russian Federation Boulevard (often referenced as #269 Russian Blvd / Street 110). It sits in the “airport side” of the city, which is a very different lifestyle from central districts like BKK1 or Daun Penh as you’re closer to the airport and the western growth corridor, with quicker access to the city via main roads, but you’re not in the walk-everywhere, café-street-core of central Phnom Penh.
A practical way to think about this location is that it tends to suit people who travel often, people working in the west/airport zone, and residents who prefer a more campus-style compound rather than a single high-rise tower on a busy downtown street.
Site layout and “how the project is built”
Instead of being one tower, Bodaiju was planned as a multi-building residential estate. The concept is strongly landscape-driven: multiple residential blocks are arranged around shared garden spaces, with facilities spread across the compound and on rooftops, and parking designed into the lower levels.
In terms of scale, the project has 928 units across 14 floors and was completed in January 2020.
Facilities and shared spaces
The facilities are designed more like a “compound lifestyle” than a minimal condo tower. On the shared side, you’ll typically see a mix of garden areas and family-focused spaces, plus rooftop leisure.
Some of the common facilities include:
- Infinity-style sky pool / rooftop pool zones
- Gym / fitness area
- Rooftop garden and landscaped gardens (including a Japanese garden concept)
- Kids-focused spaces (playground / kids centre)
- BBQ pit / alfresco dining area and garden pavilion spaces
- On-site convenience such as a mini mart and café
Unit mix and sizing
Bodaiju’s layouts include 1-bedroom, 2-bedroom, and 3-bedroom options, and a noticeable feature is that many layouts include substantial balcony area (so it’s important to understand how the project measures and labels size).
Typical layout ranges shown for the project:
- 1-bedroom (Type C1): net area around 62.6–69.7 sqm, with balcony areas around 7.3–14.4 sqm (depending on the variant).
- 2-bedroom (Type C2): net area around 103.7–116.9 sqm, with balcony areas around 16.4–29.6 sqm, typically 2 bathrooms
- 3-bedroom (Type C3): net area around 132.7–154.4 sqm, with balcony areas around 21.2–42.9 sqm, typically 2 bathrooms, with a bathtub indicated in the master bathroom in this type group.
Because different developers and agencies in Cambodia sometimes present “net,” “gross,” and “saleable” area differently (and balconies may or may not be counted the same way), it’s worth double-checking the size definition in the SPA/Sale & Purchase paperwork so you know what’s being priced and transferred.
Day-to-day living notes
Living here is usually more “drive-and-go” than “walk-and-wander.” The upside is convenience for the airport side of Phnom Penh and a compound that’s designed to keep some quieter internal space away from the main road. The trade-off is that the surrounding neighborhood experience can feel more spread out than central areas, so errands and social life often involve short rides rather than walking downstairs into a dense downtown street scene.
The project’s management approach is also a notable part of the setup, with the developer group describing involvement across development and after-sales management (including management of a café inside the building).
Who this project tends to fit best
Bodaiju Residences usually makes the most sense if you value:
- proximity to the airport / western Phnom Penh corridor
- a multi-building compound with landscaped shared space
- larger-format units (especially 2–3 bedroom options) compared with many compact downtown towers
- facilities that support families and longer-stay living (kids areas, gardens, on-site convenience)
